Binding Agreement and Documentation Review

The first step is to sign a mandatory agreement with an interested investor and pay a deposit of $10,000 per unit. After this, the investor is provided with all the necessary legal documents and certificates for the property:

  • Copy of the Land Title Deed
  • NIB or IMB Certificates (depending on the property)
  • SLF Certificate
  • Documents related to redevelopment/renovation, including architectural drawings and renderings

If the investor decides to proceed with the purchase after reviewing the documentation, we proceed to the next step.

For complete confidence, the investor can request an official due diligence review carried out by a notary. We provide support at every stage of the process.

  • Price: 6 to 10 million IDR, depending on the size of the property
  • Time: about 2 weeks
  • Result: if the inspection reveals disadvantageous facts, the deposit will be returned; otherwise, the deposit is non-refundable

Once the purchase is confirmed, a basic deposit of 30% of the property price is paid. We begin preparing all legal documentation, which usually takes 7 to 14 working days. If the investor is unable to be present in person, a Power of Attorney (POA) can be issued, which allows an appointed person to attend the signing of the contract in Bali on behalf of the investor

Step 4 Signing the contract

Signing the contract

On the day of signing the contract, the investor makes full payment for the property. If an authorized person signs, the process will be documented and, if necessary, a video call will be organized to ensure full transparency.

How does remote contract signing work?

Transactions in Bali can be executed through a trusted person, be it a friend, relative or a representative of EVDEkimi. We ensure full compliance with local legislation:

  • Preparing the power of attorney: The notary prepares the power of attorney.
  • Sending the document: The power of attorney is sent to the investor by email in PDF format.
  • Signature and return of the original: The investor signs the document and sends it to Bali via DHL.
  • Confirmation: The notary receives the document and certifies it. The attorney-in-fact can now represent the investor in the transaction.
  • Registration: After signing, the notary sends the contract for registration to the central registry.
  • Completion: After about 2 weeks, the property is officially registered to the investor, and a notarized copy of the contract is sent to the investor via DHL courier.

What’s causing the tourist influx?

Why a 25 year lease? Why so long?

First, you recoup the property and earn on it. After 10 years, the property may need renewal. You still have 15 years to build a new structure on the land and earn again. Alternatively, the land can be resold, and its price will increase by at least 30% over this time.
